Project Summary: The Loveland Tree House

The Loveland Tree House is a stunning covered deck addition designed and built in 2024–2025 to create nearly 800 sq. ft. of all-season outdoor living space. Formerly limited to a small landing and uncovered patio, the new design seamlessly connects the kitchen and family room to the outdoors, providing an open flow for hosting and everyday living. Featuring a hybrid roof design, gas fireplace, four electric heaters, and dual 60” ceiling fans, the space is comfortable year-round, while a built-in Aspire grill with granite countertops, beverage fridge, and storage cabinetry makes entertaining effortless. TimberTech Dark Cocoa decking, black aluminum railings with a drink rail, and a stained V-Groove ceiling create a warm, cohesive aesthetic that blends beautifully with the wooded backdrop—earning its “Tree House” nickname from the homeowners.

The Challenge

A specific layout was selected to accommodate all aspects of outdoor living and entertaining that the homeowners desired, which required a certain amount of space. The width was limited because the homeowners did not want the new roof to cover the family room windows, as maintaining the natural light in that room was an equally important factor. To capture the needed square footage, the deck was extended past the corner of the home. The second-floor windows also necessitated a roofing adjustment, so a hybrid roof design was utilized to address each of these challenges.

An Elevated Outdoor Living Retreat

The pre-existing uncovered paver patio was accessed by a small wood landing and stairs off the kitchen, leaving the space disconnected from the main living areas and only usable during ideal weather conditions. The homeowners, who love hosting friends and family, wanted an open-concept flow that connected the kitchen and family room to a functional outdoor space. This covered deck addition adds nearly 800 sq. ft. for year-round use, perfect for grill-outs, game-day gatherings, and family movie nights. Four electric heaters, a gas fireplace, and two 60” Casa Vieja X Force ceiling fans ensure comfort in every season, while the deck extension provides additional room and breeze during warmer months. A built-in 36” Aspire gas grill with a beverage fridge, trash bin, storage cabinetry, and over seven feet of leathered Black Pearl granite countertops makes entertaining effortless, complemented by Halquist Old KY Ledge stone finishes that match the fireplace.

Careful placement of the fireplace preserves views of the wooded backdrop while adding privacy from neighbors, giving the space its “Treehouse” nickname. Out-swing French doors with Phantom Screens create a seamless indoor-outdoor transition, while TimberTech Dark Cocoa decking, black aluminum railings with a drink rail, and a stained 6” V-Groove ceiling tie the design together. The result is a warm, inviting retreat that feels like a natural extension of the home, blending style, function, and comfort for endless gatherings and memories.
