Project Summary: The 19th Hole (at Home)

A single-car garage addition with a golf simulator below, tied into to the existing lower level, with a mudroom addition, first floor full bath addition, playroom, powder bath, and bedroom remodel, and lower-level dry bar and bedroom remodel.

The Challenge

We were hired to design and build a golf simulator for these Mason homeowners. The challenge with most golf simulators is the existing ceiling height and footprint of the lower-level do not provide the required space. one. Initially, the homeowners were interested in an addition off the right side of their home but after thoughtful investigation, it was realized there was not enough space within their set-back of their property to facilitate this request. Our  Architect & Design Team were then tasked with coming up with a “Plan B” which moved the addition to the left side of the home, next to the garages. A single-car attached garage with a basement below to connect to the existing basement, allowed us to dig to the depth needed, prepare for the golf simulator, and provide an opportunity for additional remodeling in the existing lower level and bonus mudroom space.

Special Selections, Materials, Techniques Used

The lower level received a complete remodel during the addition of the Golf Simulator. Plush Shaw Carpeting was added in the newly built bedroom with a new Egress window. The bedroom includes a beautifully paneled accent wall painted in Sherwin Williams Privilege Green. A Built-In dresser was designed from Aspect Cabinetry in a painted white finish and above, (2) Pottery Barn Tumbled Brass Reagan Globe Sconces were placed and a coordinating ceiling fan from Generation Lighting in Satin Brass was installed creating extra comfort for guests. Beyond the bedroom, a lounge area and dry bar was added to ensure ease while entertaining.

Not just functional, this bar is quite stunning. Stained Poplar cabinetry in the color of Mink was installed with Portobello stained shelving to match the newly installed LVP throughout the rest of the lower level by Shaw Audacity Liberty in Wichita- a wide plank, light toned, durable flooring to provide a bright and open feel. Pristine Quartz was chosen to top the cabinetry, for maximum contrast and additional brightness, and added durability. A bold and gorgeous backsplash tile selection was made to bring additional wow factor to the space, the tile chosen was Storied Nettle Green installed in a vertical brickwork pattern to add height to the space. Accented with Jonathan Y Lighting swing arm sconces in Brass and Top Knobs cabinet hardware in Honey Bronze, this space is truly eye-catching. 

Passed the bar and beyond a new hallway that connects the existing basement and the new- which includes additional built-in cabinetry in Mink to match the bar- down the stairs, you are lead to the star of the show: The Golf Simulator Room. Excavated down 14’ to accommodate the necessary interior ceiling height of 10’ for the simulator provides a VIP experience like no other. Paneling was added to the walls and painted Iron Ore creating a rich and swanky vibe. Drink rails were added and stained in a Ginger tone to coordinate with the inviting leather furniture for those to relax who are not teeing off. The Wichita LVP continues in this room until the turf begins.

The turf, screen, and simulator equipment were all provided by Murphy Golf Simulators. Additional TV screens were placed to ensure you never miss a game while taking a swing. This room has provided fun for the whole family and is certainly the place to be! The Golf Simulator space was created by way of a single-car attached garage addition. To create this attachment on the first floor, an extension of the existing laundry room was created, adding a mudroom for this family. New floor tile was chosen to run the length of the space in NY2LA Chelsea Black installed in a herringbone pattern, a showstopper upon entry. The existing laundry cabinetry remained, with minor enhancements that included a new sink, faucet, and countertop in Alpine Quartz which beautifully ties in with the black floor tile. Custom Cubbies were added in the mudroom space for additional storage and to serve as a drop zone for this large family. All Exterior selections were made to match existing and ensure that the new garage looks as if it was always there. The brick type, size, and texture was carefully coordinated and the matching paint color was used. The matching garage door type and color was also selected. While new coach lights in Great Outdoors Irvington Manor were selected throughout the exterior as the existing ones were no longer able to be matched. Rough Sawn Cedar stained gable brackets were added on the front elevation for extra character and enhanced curb appeal, something the homeowner had always wanted. 

On the first floor of other side of the home a full bathroom was created inside an existing office, transitioning the space to make it a true bedroom suite for guests. A 36” Maple vanity painted in Wall Street by Aspect Cabinetry was placed above beautiful patterned 8”x8” floor tile in Nola Black Decatur. Amazo White Quartz counters were installed on the vanity and at the shower curb and niche sill for ease of cleaning. Soho Cement Chic Penny Round tile was placed in the shower pan and Muse Cotton Blanco 3×12 subway tile was installed on the walls for a classic and timeless balance to the patterned floor tile. Signature Hardware Vassor Collection was selected for all plumbing in Brass complimented by Baldwin Satin Brass cabinet hardware. This space sure has personality! 

A powder bath was also given a mini-makeover during this remodel. Wall paneling was added to the existing walls and painted Sherwin Williams Tricorn Black. Above, a moody floral wallpaper was selected to double-down on the drama! The existing pedestal sink and faucet remained, while a new mirror, light fixture, and commode was selected. 

This home is now ready for all of the parties, out-of-town guests, and family fun. We are proud to have been a part of this project!
